Components of Construction Costs for a Villa in Dubai, UAE.

In Dubai, the cost of construction of custom designed villa can be budgeted as per below costs;

Design & Approvals – Preparation of concept design, preparation of detail design (Floor Plans, Elevations, Sections and MEP), obtaining authority approvals with relevant NOC from Dubai Municipality / Dubai Development Authority / Trakhees, Dubai Civil Defense (DCD), Road and Transport Authority (RTA), Dubai Electricity and Water Authority (DEWA), Etisalat/Du etc for Design as well as for construction. Authority fees to obtain building permit from relevant authorities.

Preliminaries – Establishment of site office, workers rest areas and toilets, temporary site fencing, project sign board, mobilization and demobilization costs, water and electricity costs for entire project cycle, site administration and authorities fees payable by contractor.

Shell and Core works – Excavation, Plain and reinforced cement concrete, block-work with concrete solid and hollow blocks, cement plaster, waterproofing on roof and wet areas, sub-structure protection and anti-termite treatment.

Finishing works – Floor and wall tiles, granite and marble works, painting, false ceiling, vanity counters, kitchen cabinets, wooden doors, aluminium and glass windows and metal works.

MEP Works – Electrical works, Water supply and drainage works, Air conditioning (HVAC) works, Telephone and data works and Fire Fighting and Fire Alarm works.

Site Development Works – Boundary wall, external interlocks and kerb-stone and entrance gates.

Optional  Items –  CCTV, Intercom, Home Automation Systems, Dish TV and External stone cladding.
