1. About These Terms

These Terms of Use govern your use of skylark.ae, operated by Skylark Contracting LLC (“Skylark”, “we”, “us” or “our”), Dubai, United Arab Emirates, DED Licence No. 720039.

Please read these terms before using the website. If you do not agree with them, please discontinue use of the website.

2. Website Information

Our website describes construction, design-build, renovation, extension and structural modification services. Content is provided to help visitors understand our services and make enquiries.

We aim to keep information accurate and current. However, content may contain errors, omissions or outdated information. Please confirm any information material to your project directly with our team.

A service description does not confirm that a particular proposal is feasible, permitted or included in a quotation. Availability and suitability depend on project-specific requirements.

3. Online Calculators and Budget Estimates

Online calculators and cost estimators provide indicative budgets based on the information entered and the assumptions used by the tool. They are not fixed-price offers or detailed construction quotations.

Actual costs may depend on:

• Final drawings, dimensions, specifications and quantities.
• Site access, ground conditions and the condition of existing structures.
• Structural systems, finishes, equipment and material selections.
• MEP, utility, fire protection and specialist requirements.
• Authority requirements, fees and approvals.
• Procurement conditions, construction programme and the agreed scope.

Items such as VAT, authority fees, consultant fees, utility charges and optional works are included only where expressly stated in the relevant estimate or quotation. Do not assume their inclusion from a calculator result.

4. Enquiries, Quotations and Contracts

Submitting a form, requesting a callback or receiving an automated acknowledgement does not, by itself, appoint Skylark or authorise construction work.

Quotations are subject to their stated validity, assumptions, inclusions, exclusions and acceptance requirements. Any resulting agreement is governed by the accepted project documents and applicable law.

These website terms do not amend or replace a separately agreed project contract. Where there is a conflict concerning the contracted works, the applicable project agreement governs, subject to mandatory law.

5. Design, Engineering and Approvals

Website articles, FAQs, illustrations and responses provide general information and do not replace project-specific professional advice, inspections, calculations or approved drawings.

Structural alterations, extensions, changes of use and other regulated works require assessment and the permissions applicable to the individual project. Website content should not be used as authorisation or an instruction to begin such works.

Responsibility for design, consultant appointments, submissions, permits and inspections will be defined in the relevant project agreement. Approval decisions remain with the relevant authorities or approving entities.

6. Project Images and Examples

Photographs, drawings, renders and project descriptions illustrate particular projects or proposed designs. They do not define the scope or specification of another project.

Renders may show proposed finishes or features, and construction photographs may show work in progress. Materials, appearance, programme and outcomes depend on the relevant project requirements.

7. Information and Files You Submit

Please provide accurate information and submit only documents you own or are authorised to share. Remove unrelated personal or confidential information where it is unnecessary for our review.

You retain ownership of your submitted materials. By submitting them, you permit Skylark to review, store and share them with relevant personnel and service providers as reasonably necessary to handle your request, subject to our Privacy Policy and applicable confidentiality obligations.

Submission does not transfer intellectual property ownership or grant permission to publish your project materials for marketing.

Do not upload malicious files, unlawful content or materials that infringe another person’s rights.

8. Careers and Vendor Registration

A job application does not guarantee an interview, employment offer or placement. Recruitment decisions depend on available roles and assessment of suitability.

Vendor registration does not guarantee prequalification, requests for quotations, purchase orders or the award of work. Any appointment is subject to the relevant review and commercial agreement.

9. Intellectual Property

Website text, branding, graphics, photographs and other materials are owned by Skylark or used with the appropriate permission, unless otherwise indicated.

You may view and print reasonable extracts for personal reference or to evaluate our services. Except where permitted by law, you must obtain permission before reproducing, distributing or commercially reusing website materials.

Third-party names, logos and trademarks remain the property of their respective owners. Their appearance does not, by itself, imply endorsement or partnership.

10. Acceptable Use

You must not:

• Use the website for unlawful, fraudulent or misleading purposes.
• Attempt unauthorised access to the website, accounts, systems or stored information.

Nothing in these terms excludes or limits liability, duties or rights that cannot lawfully be excluded or limited. These terms do not reduce our obligations under an applicable project contract or mandatory law.

15. Changes to These Terms

We may revise these terms to reflect website, operational or legal changes. The current version will be published on this page with an updated date. Changes do not automatically amend existing project agreements.

16. Applicable Law and Disputes

These website terms are governed by the applicable laws of the United Arab Emirates and the Emirate of Dubai.

Please contact us first about concerns relating to website use. Any unresolved dispute will be handled by the competent court or other forum with jurisdiction under applicable law. Disputes concerning a separate project agreement are subject to its applicable dispute-resolution provisions.
