Planning Considerations

Review the Existing Facility Before Making Changes

Establish the building’s constraints and operational needs before finalising the proposed alterations.

Existing Structure & Floor Capacity

Review available structural information and the loads associated with mezzanines, equipment, partitions and storage changes.

Layout & Access

Coordinate goods movement, pedestrian routes, door openings, loading areas and maintenance access.

Fire Safety & Building Services

Assess how proposed changes affect escape routes, fire protection, lighting, ventilation, drainage and electrical capacity.

Landlord & Property Requirements

Clarify the owner’s consent, lease restrictions, reinstatement obligations and available building records.

Operational Coordination

Planning Works Around Your Business

Where the facility remains operational, the construction plan needs to account for staff, stock, equipment and deliveries.

  • Phased work areas and controlled access
  • Protection of retained finishes, stock and equipment
  • Dust, noise and debris management
  • Planned service shutdowns
  • Material deliveries and waste-removal routes
  • Coordination with the owner, tenant and facility team

Some activities may require temporary closure or restricted occupation. Working arrangements are agreed according to the scope and site conditions.

Approvals & Specialist Works

Warehouse alterations can affect structural loading, permitted use, floor area, fire safety and building services.

Required permissions depend on the location, proposed works and existing approvals. We coordinate with appointed consultants, the landlord, relevant approving entities and specialists within our agreed scope.

Consultant fees, authority charges, NOCs and utility costs are included only where expressly stated in the proposal.

Some works can be phased around operations. Others may require restricted access, service shutdowns or temporary closure. The arrangement depends on the activities and site conditions.

Do you provide design-build fit-out services?

Yes. We coordinate design development through the appropriate appointed consultants, with design, approval and execution responsibilities defined in the agreement.

Are fire-alarm and firefighting alterations included?

They can be included through the appropriate specialists. The quotation identifies the systems, responsibilities and exclusions.

Can you repair damaged warehouse floors?

Yes. We review the defects and proposed use to establish a suitable repair scope. Testing or engineering assessment may be required where structural performance is involved.

What should we provide for a quotation?

Share the location, photographs, available existing and proposed drawings, scope description and intended start date. Tell us whether the facility will remain operational and whether landlord consent has been obtained.
